Committee of Adjustment

That the December 10, 2025, Committee of Adjustment meeting minutes be received and approved as presented. A recorded vote was taken as follows:

That Minor Variance Application A 061-25 to permit: 1. A rear yard setback of 4.06 metres. be conditionally approved in accordance to the site plan attached to the Notice of Decision. Conditions: 1. That the Secretary-Treasurer receive written confirmation from the Town’s Finance Services Department that there are no financial obligations outstanding. A recorded vote was taken as follows:

That Minor Variance Application A 001-26 to permit: 1. To permit a lot area of 961m2 on the severed lot; 2. To permit a lot area of 835m2 on the retained lot; 3. To permit a rear yard setback of 5 metres on the retained lot. be conditionally approved. Conditions: 1. That, prior to the issuance of the Secretary-Treasurer’s Certificate, the Secretary- Treasurer receive written confirmation from the Town’s Zoning staff that a survey plan, prepared by an Ontario Land Surveyor (OLS), has been submitted for review and reflects the variances for both the severed and retained lands as approved by the Committee of Adjustment, and that the survey plan has been deemed satisfactory by Zoning staff to ensure compliance with all applicable zoning provisions. 2. That, prior to the issuance of the Secretary-Treasurer’s Certificate, the Secretary- Treasurer receive written confirmation from the Town’s Engineering, Development staff that the applicant has submitted a conceptual Grading Plan; Servicing Plan; Stormwater Management Brief and Erosion and Sediment Control Plan deemed satisfactory by Engineering staff. 3. That, prior to the issuance of the Secretary-Treasurer’s Certificate, the Secretary- Treasurer receive written confirmation from Town of Caledon Heritage staff that the Owner has completed an archaeological assessment of the subject lands and has implemented any recommendations resulting from the assessment to the satisfaction of the Town of Caledon Heritage staff and the Ministry

That Application B 001-26 proposing to sever the subject lands.  The Retained Lands will contain a lot area of 830m2 and a lot frontage of 22.9m2  The Severed Lands will contain a lot area of 961m2 and a lot frontage of 22.9m2 be approved with conditions. Conditions: 1. That approval of Consent Application B 001-26 be conditional upon the approval of associated Application A 001-26. 2. That the Secretary-Treasurer’s Certificate fees shall be paid, to the Secretary-Treasurer to the Committee of Adjustment, in the amount current at the time of the issuance of the Secretary-Treasurer’s Certificates. 3.
